Direct Property

Direct Property investing is an investment in commercial property – that includes office, industrial, retail or social infrastructure property - via a direct or unlisted property fund.

Commercial property can be an attractive alternative investment to residential property, shares and term deposits - and Unlisted Direct Property Funds can act as an important cornerstone in a balanced portfolio, offering diversification benefits, access to regular income and returns that are not correlated to listed investments.

Unlisted Direct Property Funds have the following features:

  • They can provide an attractive income return. It is important to note that different investments carry different levels of risk. For example, while an investment in direct property may offer a significant yield premium over other asset classes, it may carry additional risks. 
  • They can provide the potential for capital growth.
  • The tax deferred component of income distributions from Unlisted Direct Property Funds may provide tax benefits if the investment is held prior to and sold in the pension stage.
